What I Learned This Week

Did you know, if a tenant dies in a landord's home and the body is not discovered for say, five days, a hazmat team will probably have to be deployed? And, did you know most homeowner's insurance policies have a clause covering hazmat clean up?

I'm just saying...

And, I am relieved to say this didn't happen to me. It happened to a someone I know.

Yes, I did know that. One of my best friends in college was murdered during the spring when the days are hot and nights are cool? Unfortunately for his landlord, he died at night so he had his heat going full blast (his heating system was like the old motel systems where they don't have thermostats, just high, med & low and he had his on high). Anyway, he was in there with the heat on high for about 5 days. His poor mother couldn't even get the photo's in his apartment because the hazmat team had to destroy everything (including the appliances and TV). They told us the smell would never leave. Between the police with their investigation, the hazmat team with their clean up and the poor landlord having to replace everything in the apartment (hazmat even took out the sheetrock, floors & ceiling), that apartment was vacant for nearly a year AND the apartment above him and beside him had to be gutted as well. So that's 3 units vacant for a very long time plus renovations for that poor landlord. I can't even say this story had a "happy" ending because they never caught the murderer either.

Sorry about your friend. How awful!

By the way, insurance would have covered the missed rent for the vacant units as well.
